When people say new-builds are covered, they are usually bundling together several different systems: a structural warranty, a consumer protection code, and a complaints escalation route. Each of these is useful, and each has clear boundaries. Understanding the boundaries is what stops surprises later when something goes wrong.

The structural warranty

NHBC Buildmark and similar warranties cover specific defects for defined periods, but they are not a guarantee of perfect build quality.

The consumer code layer

The New Homes Quality Code and Consumer Code for Home Builders govern the sales and handover process, not the physical build.

The ombudsman and escalation routes

The New Homes Ombudsman Service handles eligible complaints, but coverage depends on the developer's registration date and scheme.

What these protections do not cover
